What will sell your home? EXPOSURE. We do whatever it takes to get your home in front of the home buying public. Some of the marketing tools we use include:
Internet Marketing
Statistics show that 80% of home buyers begin their search on the Internet. Your home will be listed on Realtor.com the #1 real estate destination on-line. Our agency has purchased Featured Home Sites from Realtor.com and each of our homes is advertised as a Featured Listing. Featured Listings receive twenty times more exposure on average than a standard listing.
Your home will have Virtual Tour available as a feature of all listings that appear on the Internet. A virtual tour provides a panoramic video of both the inside and outside of your home.
Your home will also appear on several Multiple Listing Services. These include the
Mid Hudson MLS, the Northern Dutchess-Southern Columbia MLS and the Westchester-Putnam MLS. The Westchester Putnam MLS reaches buyers who are relocating from the New York City metropolitan area.
Paul Hallenbeck Real Estate has a custom website and I have a separate agent’s website and all our listings appear on these sites with links to Realtor.com and Mid Hudson MLS.
Print Advertising
We have an extensive print advertising campaign for all of our listings. We advertise in 7 different venues every month. These include Harmon Homes, the New York Times, Hudson Valley Real Estate, The Taconic Papers and the Homebuyer’s guide to name just a few.
Signage
An attractive For Sale sign with additional directional signage is used for all listings. Our phone number appears on all signs and the office is open 7 days a week. Our administrative assistant is available to answer incoming calls and direct them immediately to an agent.
Broker’s Open House
When appropriate, a Broker’s Open House will be held to allow other agents in your area to preview your home for their current and future customers.
Price
Listing your home at the correct price is of major importance. Our office will do a thorough Comparative Market Analysis based on homes sold in your area and present a detailed written report for your review. Together we will use this report to determine the best listing price for your home that will sell it in the shortest time for the most money.
Scheduling
Appointment to show your home will be handled by our full time Administrative Assistant. All appointments will be booked following your instructions and you will be informed in advance of the date and time a prospective buyer will be coming to view your home.
Communication
It is my goal to return all phone calls within 2 hours. You will be given a cell phone number in addition to an office number to contact me. I also have email which I check at least 6 times a day and will respond to all emails promptly.
