Is Your Rhinebeck Home for Sale? 10 Tips to Prepare for Showings

Let's face it....the competition is tough out there! As I write this blog post there are 92 homes for sale in  Rhinebeck, NY.  In the past 30 days on 6 homes have sold.  That means there is approximately 15 months worth of inventory on market at this time.  

What you can do to make your home stand out during showings?  There are some very simple things that can be done to give your home that special touch. These things are not a substitute for proper staging which includes de cluttering, neutralizing, deep cleaning and making needed repairs.The items listed below are meant to be done immediately prior to each showing to enhance the preparations you have already done.

  • Leave your home for all showings so buyers can feel comfortable to really look at your home.
  • Turn on most of your lamps to allow buyers to really see your home and add warmth.
  • Put down all your toilet seats (need I say more?)
  • Open all drapes and blinds unless the view is unattractive.
  • Check for odors (pet or cooking orders) and spray Febreeze if needed
  • Give your sinks and faucets and quick wipe down with clorox type wipes
  • Give all mirrors a quick wipe down with windex type wipes
  • Removal personal items from view in bathrooms and bedrooms (cosmetics, medicines, etc.) This can be done easily by keeping a small basket under the vanity for this purpose.
  • Remove your pet(s) from the home for showings. Pets can be a distraction and some people have a fear of certain types of animals.
  • Make sure all beds in the house are made on the days the house will be shown.
  • Remove all children's and pet's toys from the main living areas and especially from walkways.
  • Put pretty, fresh towels out in all the bathrooms. They can be tucked away between showings so they are always available.
  • Turn off your computers to insure your privacy
  • Double check that everything appears neat and organized.
  • Fresh flowers and some soft music are nice touches.

 This may look like a long list but it can be done in less than 30 minutes and it sends the message to buyers that you really care about your home.
